Agents – Have you ever hoped you could earn just one more commission? I would hope so. However, how do you find it?

Did you know that there’s a commercial and investment lead opportunity lurking in your database? The Sphere of Influence of past clients and relationships that you already stay connected to. How do I know?

Because people who own investment properties and business buildings most likely own a home. I would bet on the fact that whether they were buying or selling that home, there was an agent involved to assist them; like you!

So, what would you do if one of your contacts asked about buying or selling an Industrial Warehouse for their cabinet business, an Office Building for their medical practice, a Retail Store for their restaurant, land to build Self Storage Units or an Apartment Building for a tax deferred exchange? Heck, what about a Church? It’s realistic as I’ve transacted on all the above.     

Unfortunately, there is a disconnect in service knowledge between home sales and commercial properties. Commercial practitioners use different “MLS” systems, different contracts and within the commercial and investment product types, their requirements and features are different. However, the good news is that you don’t need all that. Just the gumption to ask if they have a commercial or investment need.

So, if asked about a commercial opportunity do you say to them, I don’t handle that? Or would you tell them that you can refer them to a trusted commercial real estate professional partner that you have a referral relationship with? Regular communication with your SOI + adding commercial opportunities to your touches = “The Undiscovered Commission!”
